After receiving quotes from 6 companies, we went for Peter Barry. Although not the most affordable option, their teams are well organised and promptly responded to our queries. The report is professionally written and you may need to teach yourself if you are uninitiated. The only minus was the report didn't come with any photos of the property. I recently used Peter Barry Surveyors (Matthew Price) to assist me with the valuation of my property and the subsequent lease extension negotiations with my Landlord. Matthew prepared a desk top valuation report using floorplans I already had for my property, which was less expensive than but still very in-depth. Having never been through a lease extension process before he made it so much simpler for me. When I received the Landlord's counter offer which was initially quite high I was a little worried. Matthew was extremely professional and very efficient in keeping me updated. Matthew successfully negotiated with the landlords valuers on my behalf to reduce the lease premium down by over £2,000 on their initial offer. Recent Activity in Holland Park W14

Our client chose to instruct a Level 3 Building Survey for this maisonette that forms the upper floors of a converted middle of terrace house built in about 1900, with the inspection undertaken by our senior surveyor Shaun Blake.

The maisonette shared a separating floor with the flat below so, bearing in mind that it was an older style conversion, one of the significant factors raised was the potential problems that can arise with the construction of the separating floor providing inadequate fire separation and sound insulation. In modern conversions, a sound test would be undertaken but that was not the case when these works were undertaken.

Other key issues addressed by the survey related to the conversion of the roof space to provide the second floor, where problems were identified with the means of escape provision, the condition of the flat roof (by means of GoPro camera and camara pole) and inadequate levels of insulation. Each of these factors presented significant costs to address.
