After receiving quotes from 6 companies, we went for Peter Barry. Although not the most affordable option, their teams are well organised and promptly responded to our queries. The report is professionally written and you may need to teach yourself if you are uninitiated. The only minus was the report didn't come with any photos of the property. Matthew prepared a desk top valuation report using floorplans I already had for my property, which was less expensive than but still very in-depth. RECENT ACTIVITY IN NORTH WEST LONDON

Piled foundations, even if the ground is being displaced rather than removed (such as with driven piles) is generally considered to be covered by Section 6 of the Part Wall Act. If the piles are deep, and it’s not unusual for augured piles to go down 10.0m+, the owners of all structures with 6.0m have to be notified. Piled foundation tend to be used when the ground is poor and it would therefore be costly or impractical to construct the more common trench fill foundations.

Our surveyor Justin Burns recently finalised the party wall awards for a project where, unusually, piled foundations were being used to support an outbuilding at the end of the garden. Piling is a comparatively low risk activity as the hole is supported by a sleeve immediately following excavation. Rather than ground movement, the risk to adjoining structures comes from vibration if the auger meets resistance or from the piling rig toppling if an adequate piling mat has not been constructed. These risks were mitigated in the award to protect the adjoining owners.

A client approached us in October 2023 for a lease extension valuation on their property in Hampstead NW6 as that property had fallen below the 80 year mark within the last year. At this lease length marriage value is payable but the client had no particular urgency to sell the property and wanted to know how the proposed leasehold reforms could affect the price paid for an extension.

Matthew Price MRICS undertook the evaluation, and provided the client with a figure under the current legislation and another on the basis that the reforms are enacted. Given that the average time to formally extend a lease is 9 months to a year, notice can be served and negotiations will unfold across 2024 at the same time the reform legislation works its way through Parliament.

The client stated: “I was very happy with the service provided by Matthew and the team for a recent property valuation required for a lease extension.”
